State of Texas ]]] Know all men of these presents that I

County of Grayson ]]] ELIZA JANE HEDDEN formerly ELIZA JANE EVERHART late widow of JAMES E. EVERHART Dead as well as Mother & heir of FLETCHER F. EVERHART Decd who Died in the year 1868 without issue and intestate and LYDA EVERHART my daughter who Died in Grayson County at the age of Three years as well as heir at Law of AMANDA HIX Decd formerly AMANDA EVERHART who died in the year AD 1864 without issue and intestate for and in consideration of four hundred dollars to me in hand paid by William Grindestaff of the County of Grayson & State aforesaid the receipt of the same is hereby acknowledged hath bargained and sold and do by thes presents sell and convey to him the said Grindstaff all my right title interest and claim as heir of Law of my said Decd children as well as my right title interest & claim as late widow of said JAMES E. EVERHART decd held and owned by me as community property in and to the following described tract of parcel of land three hundred and twenty acres being the west half of Samuel Craigs Headright survey of Six hundred and forty acres situated in Grayson County on the waters of Pilot Grove creek of Trinity River and bounded as follows to wit Beginning at the S. W. corner of said 640 acres survey a hackberry mkd X from which a hackberry marked X varas N 24 degrees E 3vrs. Also a bois d arc Marked Z vrs S 38 degrees E 4 vrs. Thence East with the S boundry line of said survey 950 4/10 vrs to the S. W. corner of a 320 acre tract sold by said JAMES EVERHART Decd to one Elijah Hall Thence North with Halls west Boundery line 1910 8/10 vrs. To said Halls N. W. corner in the N. line of said Craigs survey Thereon with said boundery line 950 4/10 vrs. To the N. W. corner of said Craig survey a stake & mound Thereon South with the west boundery line of said Craig survey 1900 4/10 vrs. To the place of Beginning said land conveyed by said Craig to said JAMES E. EVERHART on the 21st day of Se;t AD 1850 and of said JAMES EVERHART conveyed on the 27th day of August AD 1851 conveyed to one George W. Crow (CORN?) and by said G. W. Crow reconveyed to said JAMES E. EVERHART on the 20th of August AD 1853 for further information reference is hereby made to the Records of Grayson County Book #, page 389 Book C pages 84 & 85 as well as book __ page for him the said William Grindstaff to have and to hold all and singular all my individual interest unto the foregoing described tract of land with all and singular the rights priviledges hereditaments thereunto belonging or in any wise in evident or appertaining to the same further agreeing to and with the said William Grindstaff to forever warrant and defend all and singular the title to the same against my heirs and every other person whomsoever lawfully claiming the same or my part thereof.
