Jas Everheart et al minors }

This day came Elizabeth Johnson Guardian of the estate of James, John and Mary Everheart minors with her inventory and appraisment of property belonging to said minors and the same being examined by the Court is approved and ordered to record which is as follows:

} Inventory & Appraisment.

Grayson County }

The undersigned appointed at the October Term of the County Court of Grayson County to appraise the property belonging to James, John & Mary Everhart minors and of whom Elizabeth A. Johnson is guardian, respectfully represent to your honor that they have reviewed the real estate belonging to said minors & that being the only property of said minors & that they are not related to said minors nor interested in said estate & that they appraise said land at 4 per acre and in all one hundred & sixty dollars. Said land is situated in Fannin County Texas is a part of the S. A. Dixon headright. Beginning at the S.E. corner of Lot No. 1. thence W 181 6/11 poles to the SW corner of Lot No 1. Thence S 44 3/10 poles the S.E. Corner of 160 acre survey sold by S. A. Dixon to Wm Crawford, a stake whence an elm mkd X brs N. 20 degrees E 16 links thence E 51 8/10 poles a stake. Thence S. 134 7/10 poles to a stake in S. line of original survey, thence E. 129 8/10 poles to S.E. corner of original survey. Thence N179 poles to beginning containing in all one hundred & sixty acres of land and said minors all together being entitled to 40 acres of the same. We further state that four dollars per acre is a full & fair valuation of the same. I.N. Molkey
